Loan Programs · Colorado

Mortgage options for nearly every situation.

As a mortgage broker with DNVR Lending, I can compare programs from a network of national lenders and investors instead of just one. Below is an overview of the loans I work with most, from first-time buyer programs to investor, self-employed, and specialty financing. Not sure which fits? That is exactly what the first conversation is for.

The Foundation

Conventional, FHA, VA and Jumbo loans

Most buyers and homeowners fit one of these four. The loan itself is similar from lender to lender, so the real differences are pricing and how smoothly the file closes. That is why I shop the same file across multiple lenders.

Conventional Loans

The most common home loan, not backed by a government agency.

Good to know

  • First-time buyers may qualify with as little as 3% down.
  • Mortgage insurance on a conventional loan can be removed once you reach enough equity.
  • Available for primary homes, second homes, and investment properties.

FHA Loans

Government-insured loans with flexible credit guidelines and a 3.5% minimum down payment.

Good to know

  • A strong fit for first-time buyers and buyers rebuilding credit.
  • FHA loans are assumable, so a future buyer may be able to take over your loan.
  • Can be paired with down payment assistance.

VA Loans

For eligible veterans, active-duty service members, and surviving spouses.

Good to know

  • Zero down payment and no monthly mortgage insurance for eligible borrowers.
  • Your VA benefit can often be restored and used again on a future home.
  • VA loans are assumable as well.

Jumbo Loans

For loan amounts above the conforming loan limit, common in many Front Range neighborhoods.

Good to know

  • Down payment, credit, and reserve requirements vary widely by lender.
  • Shopping several jumbo lenders can make a meaningful difference in terms.
  • Options exist for primary, second home, and investment properties.

Getting In The Door

Down payment assistance

Not having the down payment is not the same as not qualifying. In Colorado, many qualified buyers rent longer than they need to simply because they do not know these programs exist.

Down Payment Assistance

Assistance usually comes in one of three forms: a grant that is never repaid, a second loan forgiven after you live in the home for a set time, or a deferred second repaid when you sell or refinance.

Good to know

  • Colorado options include CHFA, metroDPA, and CHAC, along with lender programs.
  • Most programs have income limits, price limits, and a homebuyer education class.
  • Program funding can change quickly, so timing matters.

FHA With a Down Payment Grant

For buyers who fit FHA but cannot cover the 3.5% down payment. With a true grant, there is nothing to repay.

Good to know

  • Assistance must come from an approved provider.
  • Education requirements add a few days at the start, so build that into your timeline.
  • Can be combined with renovation financing.

Lowering Your Payment

Temporary buydowns

A temporary buydown lowers your payment for the first one to three years, then steps up to the full payment. It is often funded by the seller or builder as part of the negotiation, and it works on Conventional, FHA, and VA loans.

1-0 Buydown

A first-year payment break, then the full payment from year two on. When a lender promotion is available, it may be funded by the lender rather than the seller.

Good to know

  • You still qualify at the full payment, so this is relief, not a stretch.
  • Lender promotions come and go, so availability is confirmed at the time of your offer.

2-1 Buydown

A lower payment in years one and two, stepping up to the full payment in year three. A seller can offer this instead of cutting the price.

Good to know

  • It uses the same seller concession room as help with closing costs.
  • If you sell or refinance early, unused funds are generally credited to you rather than lost.

3-2-1 Buydown

Three years of reduced payments before reaching the full payment in year four. Often used with builders who have more concession room.

Good to know

  • Uses more concession than a 2-1, so we compare options before the offer.
  • Your payment steps up three times, and we plan for that up front.

Price Cut or Buydown?

Before you write an offer, I can show a price reduction, a 2-1, and a 3-2-1 side by side, so the concession you ask for is the one that actually moves your monthly payment.

Already Own a Home

Refinance options

A refinance should make sense on paper. I will run the numbers with you, including closing costs and break-even time, before you decide.

Rate and Term Refinance

Change your interest rate, your loan term, or both, without taking cash out.

Good to know

  • Can be used to move from an adjustable to a fixed loan.
  • May allow you to remove mortgage insurance once you have enough equity.

Cash-Out Refinance

Turn part of your home equity into cash for renovations, debt consolidation, or other goals.

Good to know

  • Available on Conventional, FHA, and VA loans, with different equity limits for each.
  • We compare it against keeping your current loan and adding a second.

FHA Streamline Refinance

For homeowners who already have an FHA loan, with reduced paperwork compared with a standard refinance.

Good to know

  • Often requires no new appraisal.
  • Must result in a real benefit to you, such as a lower payment.

VA Streamline (IRRRL)

A simplified refinance for homeowners who already have a VA loan.

Good to know

  • Typically requires less documentation than a standard refinance.
  • Must provide a clear benefit, such as a lower rate or a move to a fixed rate.

Non-Traditional Income

Self-employed and alternative documentation

Being self-employed is not a problem. Being underwritten by someone who does not understand self-employment is.

Self-Employed and Bank Statement Loans

For business owners whose tax returns do not reflect their real cash flow, or who recently left a W-2 job to work for themselves.

Good to know

  • Income can be documented with bank statements, 1099s, a profit and loss statement, or assets instead of tax returns.
  • Owning 25% or more of a business typically means you are treated as self-employed.
  • I can review your income before you formally apply.

No-Income-Documentation Loans

For buyers with strong credit and real equity whose income cannot be documented in a traditional way. Approval is based on credit, reserves, and down payment.

Good to know

  • Expect a higher cost than a fully documented loan. I will explain the trade-off plainly.
  • Colorado adds its own counseling and disclosure steps.

Real Estate Investors

Investment property financing

Whether you are buying your first rental or your tenth, the right structure can change whether a property actually cash flows.

DSCR Loans

Debt Service Coverage Ratio loans qualify based on the property's rental income rather than your personal income.

Good to know

  • Works for purchases and refinances, and title can often be held in an LLC.
  • The number of properties you already own matters far less.
  • Down payment and reserve requirements are higher than conventional loans.

40-Year and Interest-Only Options

Longer terms and interest-only periods can lower the monthly payment when cash flow is the deciding factor.

Good to know

  • Available on many investor and non-agency programs.
  • Lower payments now mean slower equity build, so we look at both.

Life Transitions

Moving, downsizing, and life changes

Some of the most important moves come with the most complicated financing. These programs are built for exactly those moments.

Bridge Loans

Use the equity in your current home to buy your next one before you sell, so you can write a stronger, non-contingent offer.

Good to know

  • Some programs do not count your current mortgage against your qualification.
  • The best options close off once your home is listed, so talk with me before the sign goes up.

Reverse Mortgage for Purchase

For buyers 62 and older who want to buy their next home without a monthly mortgage payment. The seller is paid in full at closing like any other sale.

Good to know

  • You bring a larger down payment, often from the sale of your prior home.
  • Taxes, insurance, HOA dues, and upkeep remain your responsibility.
  • HUD-approved counseling is required.

Reverse Mortgage Refinance

For homeowners 62 and older who want to access home equity and reduce or eliminate a monthly mortgage payment while staying in their home.

Good to know

  • The loan becomes due when the home is no longer your primary residence.
  • HUD-approved counseling is required.

Divorce Lending

When one spouse wants to keep the home, the loan usually needs to be refinanced to buy out the other spouse and remove them from the mortgage.

Good to know

  • The wording of the divorce decree affects what can be financed, so an early review helps.
  • A buyout can sometimes be structured as a rate and term refinance instead of cash-out.
  • Support income can count toward qualifying with the right documentation.

Unique Properties

Renovation and specialty financing

If a property or situation is unusual, ask before assuming it cannot be financed.

Renovation Loans

FHA 203(k) and VA renovation loans combine the purchase price and the cost of repairs into one loan, based on the home's value after improvements.

Good to know

  • Contractor bids and inspections add time, so they are built into your contract dates.
  • Can be paired with down payment assistance.

Non-Warrantable Condos and Condotels

A condo project that does not meet standard guidelines is not automatically a lost deal, including mountain properties and older Denver buildings.

New Construction

Financing for building a home, not just buying one that already exists.

Manufactured Homes

Financing available through both government-backed and conventional programs.

Foreign National Loans

For buyers and investors without U.S. credit history or U.S. income.

Teachers and First Responders

Specialty programs for public service professionals, including access to discounted HUD homes for eligible buyers.

Program availability, terms, and eligibility vary by lender and are subject to change. All loans are subject to credit and property approval. Not all borrowers will qualify. Descriptions are general in nature and are not a commitment to lend.
