Buyer Guides

The basics, before you start

What lenders look at

Most approvals come down to four things: credit history, income and employment, assets for down payment and reserves, and the property itself. Knowing where you stand on each one early helps avoid surprises later.

Down payment options

Many buyers put down less than 20%. Some conventional and FHA programs allow low down payments, VA and USDA loans may require none for eligible borrowers, and Colorado offers down payment assistance programs for qualifying buyers.

Closing costs

Plan for closing costs in addition to your down payment, such as lender, title, appraisal and prepaid items like taxes and insurance. Your Loan Estimate itemizes these so you can compare offers line by line.

Protecting your approval

Between pre-approval and closing, avoid opening new credit, making large purchases, changing jobs, or moving large sums of money without talking to me first. Small changes can affect your loan.

Frequently Asked Questions

Common questions

What is the difference between a mortgage broker and a bank?

A bank can only offer its own loan products. As a mortgage broker, DNVR Lending can compare options from a network of national lenders and investors, which gives you more choices on program, terms and pricing for the same application.

How much house can I afford?

It depends on your income, monthly debts, down payment, credit, and the taxes and insurance on the home. A pre-approval gives you a real number based on your documents instead of an online estimate.

What credit score do I need to buy a home?

Minimums vary by program and lender. Some government-backed programs allow lower scores than conventional loans. I can review your credit and explain which programs fit and what steps could improve your options.

How long does it take to close?

Many purchase loans close in roughly 30 days, though timing depends on the loan type, appraisal, and how quickly documents come in. Getting pre-approved before you shop helps keep things on schedule.

Do I need 20% down?

No. Many programs allow smaller down payments. With less than 20% down on a conventional loan you will usually have mortgage insurance, which I can walk you through so you can compare the trade-offs.

Can I buy with self-employment income?

Yes. Self-employed borrowers can qualify with tax returns, and some non-QM programs use bank statements instead. The right option depends on how your income is documented.

Do you lend outside Denver?

Yes. I am licensed to lend throughout Colorado, including Colorado Springs, Castle Rock, Boulder, Fort Collins, Pueblo and everywhere in between.

Does getting pre-approved hurt my credit?

A pre-approval includes a credit check. Multiple mortgage inquiries within a short window are generally treated as a single inquiry for scoring purposes, so you can compare options without a significant impact.
