Pre-Approval · Colorado
A strong pre-approval tells sellers and their agents that your financing will hold up. I review your income, assets, and credit up front, so the number you shop with is one we can stand behind.
Start Your Pre-ApprovalNot All Letters Are Equal
Many buyers are walking around with a letter nobody has really verified. Here is the difference, and why it matters when you write an offer.
01
A conversation and usually a credit check. Your income and assets have not been reviewed yet, so it is an estimate, not a commitment.
02
Your documents are collected and reviewed by your loan officer. Much stronger than a pre-qualification, but an underwriter has not seen the file yet.
03
Your file goes to an underwriter before you have an address. Income, assets, and credit are reviewed in advance, so what remains is mainly the property. When you are competing with cash or near-cash offers, this is how you close the gap.
Be Ready
Every file is a little different, but these are the documents most buyers gather. If you are self-employed or have non-traditional income, I will tell you exactly what applies to you.
How It Works
01
Apply online in minutes through my secure application. You can save and come back to it anytime.
02
We talk through your goals, budget, and comfortable monthly payment, not just the maximum you qualify for.
03
I review your documents and flag anything that could cause trouble later, before it becomes a deadline.
04
You get your pre-approval letter, and I stay on call to update it for each offer and answer questions from your agent.
Common Questions
A pre-approval includes a credit check. Credit scoring models generally treat multiple mortgage inquiries within a short shopping window as a single inquiry, so comparing lenders usually has a limited effect.
Usually about 60 to 90 days, depending on the lender. If your search takes longer, we simply refresh your documents.
Yes. Knowing your budget first saves time, and many listing agents expect to see a pre-approval with every offer.
You have options, including bank statement and other alternative documentation programs. I can review your income before you formally apply.
A pre-approval is not a commitment to lend. Final loan approval is subject to underwriting, appraisal, and property review. Not all borrowers will qualify. Programs and guidelines are subject to change.

Could not have asked for a better mortgage officer. Excellent communication throughout the process. Just really impressed overall. Thanks Jason- cheers!
I had a fantastic experience working with Jason and his team on my home loan. From the very beginning, they were responsive, knowledgeable, and incredibly efficient throughout the entire process. Jason took the time to walk me through different options, answer all my questions, and help make everything feel much less stressful. What stood out most was how quickly the team moved while still keeping me informed every step of the way. Their rates were also very competitive, which made a huge difference. I truly appreciated the professionalism and support from Jason and his team and would highly recommend them to anyone looking for a lender.
