A Denver First-Time Homebuyer Checklist
I was born in Denver, and I love helping people buy their first home here. Buying for the first time can feel overwhelming, but it is much easier when you break it into steps. Here is the checklist I share with first-time buyers.
Step 1: Know your budget
Start with the monthly payment you are comfortable with, not just the price you could qualify for. Include property taxes, homeowners insurance, HOA dues and mortgage insurance if it applies.
Step 2: Check your credit
Pull your credit reports and look for errors. Avoid opening new accounts or making large purchases before and during the loan process.
Step 3: Save for more than the down payment
Down payment
Closing costs
Moving costs and initial repairs
Reserves left in savings after closing
Step 4: Get pre-approved
A pre-approval based on verified documents tells sellers you are a serious buyer and helps you shop in the right price range.
Step 5: Explore programs and assistance
Ask about first-time buyer programs, FHA and conventional options, and down payment assistance available in Colorado and the Denver area.
Step 6: Choose a great real estate agent
A local agent who knows your target neighborhoods can make a big difference, whether you are looking in the Highlands, Park Hill, Lakewood, Arvada or Aurora.
Step 7: Make an offer and complete inspections
Once under contract, schedule inspections quickly and review the results with your agent.
Step 8: Stay responsive during underwriting
Your lender may ask for updated documents. Fast responses help keep your closing date on track.
Step 9: Review your Closing Disclosure
You will receive a Closing Disclosure at least three business days before closing. Compare it to your Loan Estimate and ask about anything that changed.
Step 10: Close and get your keys
Bring your ID, confirm how to send funds safely, and celebrate. You are a homeowner.
A note on wire fraud
Always confirm wiring instructions by phone using a number you already know, never one from an email. Scammers target homebuyers right before closing.
If you are thinking about buying your first home in Denver, I would be glad to walk you through each step.
